So, how is the buying process in Turkey working? A short introduction:
Step 1: Finding the Right Property
Maybe you have a clearly defined idea
of the home you’re looking for. Maybe you’re just orienting yourself. Figuring
out what your possibilities are.
From the moment we start working together, we want to learn more about your wishes and requirements. Is the location the most important factor for you? Or is the presence of many facilities like a pool, playground and sauna the deal maker? Maybe the only thing that matters to you is the right price?
As an experienced real estate
company, we know exactly what’s on the market at any given time. When we know
more about you and your preferences, we collect the properties that fit your
search criteria and budget.
If you contact us from outside Alanya, we will send you options by email or phone. Whenever you’re ready, we’ll arrange a tailor made viewing trip to inspect the properties of your liking.

Step 2: Negotiating and contract
If you’re ready to purchase, we’ll
contact the owner and make an offer. In our multicultural Alanya, there’s a big
chance the owners might have a different nationality than your own. Alanya

When the offer is accepted, a written contract will be drafted. For the buyer this will primarily deal with the specifications of the property and the arrangements for payment. Upon a fully executed contract both parties will agree on a minimum deposit to the seller.
Step 3: The Title Deed
In Turkey you become the official
owner when your property has been registered in your name at the land registry
in Alanya. After registration you will receive the so-called Tapu, the title
deed. The Tapu is a summary from the land registry that shows you’re the owner
of a particular property or plot.
A Tapu transfer from one owner to the other can be arranged in a few days.
As your buying agent, you can be sure that long before we enter into the Tapu procedure, you’ll receive all the necessary information, for example about which documents are requested. Step 4: After Sales
Our services don’t just stop after
you’ve received your title deed. As a new home-owner there’re still some things
to take care of. To name a few: make an insurance contract (e.g an earthquake
insurance is mandatory), take the electricity- and water subscription on your
name, buy (tailor made) furniture, arrange property management during your
